We all have heard this that food, clothing and shelter are the basic needs of man. A person is most comfortable in his own house. Everyone aspires to have house of their own, where they can live with their family. 

Housing is closely associated to the process of overall socio-economic development. It provides shelter and raises the quality of life. It generates conditions which are congenial to the achievement of social objectives such as health, sanitation and education.  

It provides employment opportunities to the rural and urban people. Moreover, it helps to improve urban rural equality by narrowing down the difference in the standard of living. Thus, housing performs multiple functions including many social needs of the household. 

In India it is difficult for a common man to buy a house. Reason being the exorbitant prices of housing especially in cities. With our nation being the second most populated country in the world, it isn’t surprising to see the housing problems that are issued daily. 

Due to lack of work in rural area, people migrate to urban areas for work opportunities. They end up living on footpaths and make shift house because there isn’t sufficient housing for so many people and migrants. Banks do not grant loans to people unless they are sure that they will be able to repay the loan. In such situations the poor migrants cannot even think of purchasing a flat or house in urban areas. Eventually such a situation develops into creation of slums in urban areas. 

We face a lack of resources, and factory set ups, to produce the necessary raw materials to Curb Housing Problems in India. We require a very well-educated sect of architects and civil engineers, who stay in our country and come up with a proper infrastructure plan at low costs. 

Another problem which people face is the false promises of builders, who often cheat house buyers by charging extra in the form of black money and delay the construction work of the building. To address this issue the RERA Act of 2016 was implemented. RERA keeps a check on all the activities of the builder right from commencement to completion of the project. This has been of great help to home buyers. 

The rent control regime existing in some cities in India has also been responsible for the acute shortage of affordable housing in the city. The argument is that since rental laws have lowered returns on rental properties and made eviction of tenants particularly difficult, it has led to the stagnation of new investment in rental housing. 

The Indian government is encouraging affordable housing schemes with a focus on buyers belonging to different sections of society. The Central Government Housing Scheme is an ambitious plan offering people affordable housing under the housing for all initiative, by the year 2022. Some of the schemes are as follows, 

Pradhan Mantri Awas Yojana 

Rajiv Awas Yojana 

DDA Housing Scheme 

Tamil Nadu Housing Board Scheme 

Mhada Lottery Scheme 

NTR Housing Scheme 

Home Loan on Housing Scheme. 

Citizens of our country need to made aware of the schemes in place and should also be guided on how to get access to schemes based on their eligibility. Instead of emigrating to the foreign land, if we stay in our country and earn, we are ensuring a better development of our country. We need to come up with proper infrastructural plans at low costs, to ensure affordable and a healthy living of our citizen and to solve the problem of housing.
